The Perrem process
You complete a detailed online questionnaire covering your vision, budget, timeline and project type, so we can assess fit and get aligned before either of us invests serious time.
We meet, in person or online, to discuss your project in depth. We listen to your ideas, explain our process in full, and give you a genuine picture of what working with Perrem looks like.
Using our in-house design studio, or alongside your chosen architect, we develop the concept for your home. Involving the builder this early keeps the design buildable and the budget on track.
A Quick Building Estimate gives you a realistic cost range early, before significant design investment. No late-stage shocks, and decisions about scope and finishes made with full budget awareness.
3D modelling and rendering give you a vivid, accurate picture of your future home. Refine layouts, materials and finishes, and make every decision with confidence before construction begins.
We coordinate every specialist on your behalf: engineers, geotechnical, BASIX, bushfire and town planners. One point of contact, everything on schedule, every recommendation aligned with your budget.
The Full Quantity Estimate is a comprehensive, line-by-line breakdown of every cost in your project. Complete financial transparency before a single contract is signed.
We prepare and lodge your DA or CDC and manage all correspondence with council. You review and approve every document before it goes in, and we keep you informed the whole way.
We walk you through every term in a dedicated session: the timeline, the variation process, what to expect through the build. No pressure, no ambiguity. You sign with complete confidence.
You meet your construction manager, receive a detailed schedule, and get regular updates at every milestone. We manage schedule, budget, quality and communication so you can enjoy watching it come to life.
Pricing you can trust
One of the most common failures in custom building is finding out a project is over budget only after months of design. Our two-stage pricing prevents that: the QBE gives you a realistic range early, and the FQE delivers a line-by-line quote before you commit.
We eliminate as many provisional allowances as possible by locking in selections upfront, so the price you sign is the price you pay. We offer both fixed-price and open-book cost-plus contracts, and we build under HIA contracts with NSW home warranty insurance.
