What does it cost to build a custom home in Malua Bay? (2026)
A custom home in Malua Bay generally costs $4,000 to $7,000-plus per square metre, but the hilly, bush-backed terrain and coastal erosion controls common on this stretch of coast can push a specific block past that range. Here's what actually drives the number and what approvals to expect.
Malua Bay sits about 12 kilometres south of Batemans Bay, and it is one of the hillier, more bush-backed pockets of the South Coast rather than a flat coastal strip. A custom home here runs the same broad $4,000 to $7,000-plus per square metre as the rest of the region, but three things specific to Malua Bay commonly push a build toward the top of that range: the terrain itself, the amount of bushfire-prone land in the district, and the coastal erosion controls that apply close to the beach.

A hillside village, not a flat one
Malua Bay's own Rural Fire Brigade describes its 28-square-kilometre district, which also takes in Lilli Pilli, Rosedale and Guerilla Bay, as generally hilly to rugged, with vegetation ranging from streetscape to scrub to forest (maluabayrfs.com; maluabay.rfsa.org.au). That terrain is common on blocks in and around the village, and sloping sites carry real, well-documented costs: roughly $10,000 to $15,000 in additional cost for every metre of fall across a block, commonly $40,000 to $100,000-plus in total once retaining and footings are accounted for, and an engineer-designed retaining wall, required over 1 metre under AS 4678 and needing council approval over 600mm, at $250 to $700 per linear metre. Bushfire risk backs much of the district
Eurobodalla's bushfire-prone land map was reviewed and certified by the NSW Rural Fire Service Commissioner on 18 May 2021, adding around 18,400 hectares to the shire's mapped bushfire-prone footprint, mostly rural land covering 639 properties, after the RFS updated its guidelines to recognise grassland risk (esc.nsw.gov.au; beagleweekly.com.au). Malua Bay's own brigade district is one of the more exposed pockets close to the coast, hilly to rugged, with only around 30 per cent of the area classed as urban (maluabayrfs.com). A block backing onto bushland here can carry a meaningful Bushfire Attack Level rating, which affects cladding, glazing and ember protection, and any block rated BAL-40 or BAL-FZ needs a full development application rather than the faster complying development pathway. Coastal erosion controls close to the beach
Malua Bay's own beach has been directly studied as part of Eurobodalla's coastal hazard work: UNSW's Water Research Laboratory surveyed the high-water marks from wave action at Malua Bay after a major storm in August 1986, and the beach sits within the wider study area, Durras Beach to Broulee Beach including Batemans Bay, covered by Council's coastal hazard assessment (wrl.unsw.edu.au). Any block close to the beach falls under the State Environmental Planning Policy (Resilience and Hazards) 2021 and Eurobodalla's Open Coast Coastal Management Program, adopted in December 2022, both of which can bring setback and design requirements into play well before a DA is lodged. DA timelines
Eurobodalla Council determined development applications in an average of 66 days between July and December 2025, with 86 per cent decided within the required timeframe, against a 105-day state benchmark (esc.nsw.gov.au). A straightforward build that qualifies for complying development can move in around 10 business days; anything on a BAL-40/BAL-FZ site or within a mapped coastal hazard area needs a full DA. Is it more expensive to build in Malua Bay than elsewhere on the coast?
