Pricing & fees
Clarity from the
first conversation
One of the most common failures in custom building is finding out a project is over budget only after months of design. Our pricing is built specifically to prevent that, with clear checkpoints before any major commitment.
Two-stage pricing
Your budget, protected from day one
QBE (Quick Building Estimate). Done early, as soon as a floor plan and rough elevations exist. We apply broad square-metre rates across your full scope to give a realistic price range, usually within a week. If it comes back over budget, we adjust scope while changes are still easy and inexpensive.
FQE (Full Quantity Estimate). Once the budget is confirmed and the design finalised, we produce a comprehensive, line-by-line breakdown of every cost, using BIM software and our own continuously updated cost database. Complete financial transparency before a single contract is signed.
No nasty surprises
We remove the guesswork
Prime Cost and Provisional Sum allowances are one of the biggest sources of budget blowouts in custom building. We eliminate as many as possible before you sign, by pre-selecting appliances, tiles, tapware and finishes through our in-house interior service. When every selection is locked in upfront, the price you sign is the price you pay.
We offer both fixed-price contracts (the agreed number is honoured) and open-book cost-plus for complex or evolving projects, where every invoice, receipt and labour cost is visible to you. All builds run under HIA contracts with NSW home warranty insurance.
Pre-construction fees
Every fee is a deliberate checkpoint
A guide to our pre-construction fees for new homes, major renovations and extensions. Each is a step toward complete financial visibility before you commit to building. All fees in AUD; external consultant and council fees are additional where noted.
