Moruya Heads sits at the mouth of the Moruya River, east of Moruya town, where the river meets the Tasman Sea. It has ocean beaches, river access, a lookout over the river mouth, and Eurobodalla National Park running south along the coast. Moruya Airport sits on the other side of the river mouth. It draws a lot of people making the move to the coast.

Low-lying land near the river and the beach may carry flood or coastal planning controls, which can set floor levels and affect the design. We check the planning certificate early so there are no surprises later. Where a block backs onto the national park or other bush, it may carry a bushfire (BAL) rating. We prepare a preliminary BAL assessment in-house during design, and bring in an accredited BPAD consultant where the site needs one.
