North Batemans Bay sits on the north bank of the Clyde estuary, where the Princes Highway comes off the Batemans Bay Bridge. The four-lane bridge that replaced the old 1956 lift-span bridge opened fully in 2021, and it puts the suburb a few minutes from the town centre and from our office. Its neighbours are Surfside, Long Beach and, upriver, Nelligen.

Designing for the site

Blocks here vary, from land close to the river to sites nearer the bush. Each needs a different approach. On lower ground near the water, we check the planning certificate early for any flood or coastal controls, because they can set floor levels and affect the design. Where a block backs onto bush, it will often carry a bushfire (BAL) rating that affects cladding, glazing, decks and gutters. We prepare a preliminary BAL assessment in-house during design, and bring in an accredited BPAD consultant where the site needs one.
